This Privacy Policy applies to runhome.com, baseresearch.co, and related services (collectively, the “Services”) operated by Base Research Inc., doing business as Runhome (“Runhome,” “we,” “us,” or “our”). 1. Introduction
Runhome is committed to protecting your privacy. This Privacy Policy explains how we collect, use, share, and safeguard information about you when you use the Services. By using the Services, you agree to the collection and use of information in accordance with this Policy.
2. Information We Collect
2.1 Information You Provide Directly
- Account and Identity Information: name, email address, phone number, and account credentials.
- Property Information: address, property type, property details, and data received from third-party property APIs.
- Project and Repair Information: descriptions of issues, project scope, timelines, and budget.
- Financial Information: payment information (payment functionality is not yet live).
- Communications: chat content exchanged with our AI assistant and support team.
- Survey Responses: responses submitted through baseresearch.co/survey/homeowner or baseresearch.co/survey/renter.
2.2 Photo and Visual Data
Camera access is required for a core feature of the Services. We collect photos and video of home issues along with associated “Issue Context” metadata. We access your device camera and microphone only with your express permission, which you may revoke at any time through your device settings.
2.3 Information Collected Automatically
- Device and Technical Information: device type, operating system, browser, IP address, and device identifiers.
- Usage Data: pages viewed, features used, time spent, and click activity.
- Location Data: approximate location derived from your IP address and, with your permission, device-level location.
- Log Data: server logs, errors, and diagnostics.
- Cookies and Tracking Technologies: as described in Section 6.
2.4 AI-Generated and Monitoring Data
- AI Analysis Output: estimates, diagnoses, cost breakdowns, and recommendations generated by our AI.
- Proactive Monitoring Alerts: if enabled, pattern-based alerts generated by the Services. These are not professional inspections.
- Project History: records of past projects, milestones, contractor interactions, and AI-generated timelines.
2.5 Information from Third Parties
- Contractors: project updates and related information from Contractors.
- Business Partners: information from future enterprise clients.
- Analytics and Marketing Providers.
- Property Data APIs.
3. How We Use Your Information
We use the information we collect to:
- operate and deliver the Services;
- improve our AI models. We may use photo and chat data in identifiable or anonymized form for this purpose;
- communicate with you about project updates, alerts, and product announcements;
- support safety and trust, including verifying contractors and preventing fraud;
- comply with legal obligations;
- conduct analytics and product development to understand usage trends and improve the Services;
- provide marketing communications, with your consent where required by law.
4. How We Share Your Information
4.1 With Contractors
When you engage a Contractor through the Services, we share the information necessary to facilitate the project, which may include your name, property address, contact details, photos, project scope, budget, access notes, and parking instructions. Contractors are not employees of Runhome. Contractors are subject to confidentiality obligations and are prohibited from using your information for purposes other than performing the services you requested.
4.2 With Service Providers
We share information with third-party service providers that support our operations, including cloud hosting, AI infrastructure, analytics, payment processing, customer support, fraud prevention, and payroll/HR providers. These service providers process your information only as directed by Runhome.
4.3 With Enterprise Partners
If you access the Services through an enterprise partner (such as a real estate or mortgage company), we may share project data with that partner pursuant to a separate agreement.
4.4 Business Transfers
In connection with a merger, acquisition, financing, reorganization, bankruptcy, or sale of all or a portion of our assets, your information may be transferred. We will notify you by email or prominent notice on the Services of any such transfer.
4.5 Legal Requirements
We may disclose information when required by law, court order, or similar legal process, or when we have a good-faith belief that disclosure is necessary to protect our rights or the safety of others.
4.6 With Your Consent
Photos and other sensitive information are shared only for the stated purpose and only as allowed by law or with your consent.
4.7 No Sale of Personal Information
Runhome does NOT sell your personal information. We do not share your personal information for third-party independent marketing or advertising purposes.
5. Photos and Visual Data: Special Provisions
Photos and visual data are accessible only to you, Runhome engineers and AI systems, and Contractors you are matched with. They are stored on a secured system for the duration of your account and a reasonable period thereafter. We do not sell or license your photos to insurance companies, real estate brokers, advertisers, or other third parties. You have the right to delete your photos by contacting us at support@runhome.com. Deletion requests are processed within forty-five (45) days.
6. Cookies and Tracking Technologies
We use cookies and similar technologies to maintain your login, analyze usage of the Services, and deliver content. You can control cookies through your browser settings. We use the following categories:
- Strictly Necessary Cookies: required for core functionality and cannot be disabled.
- Analytics Cookies: help us understand how you use the Services. You may opt out.
7. Data Retention
- Account and Contact Data: retained for the life of your account.
- Home Photos: retained indefinitely unless you request deletion. Anonymized data derived from your photos may be retained for AI training.
- Chat Transcripts: retained indefinitely unless you request deletion.
- Log and Usage Data: retained for twelve (12) months in identifiable form.
- Financial Records: retained for approximately seven (7) years, as required by law.
8. Data Security
We implement commercially reasonable technical, administrative, and physical safeguards designed to protect your information. These measures include encryption at rest and in transit, access controls, and regular security reviews. No system is completely secure, and we cannot guarantee absolute security. In the event of a data breach, we will notify you as required by applicable law.
9. Your Privacy Rights and Choices
9.1 Access, Correction, and Portability
You may request access to, correction of, or a portable copy of your personal information by contacting us at support@runhome.com. We will respond within forty-five (45) days.
9.2 Deletion
You may request deletion of your account, photos, and chat transcripts. Some information may be retained as required by law or for dispute resolution. Deletion requests are processed within forty-five (45) days.
9.3 Opt-Out of Marketing
You may opt out of marketing communications by clicking the unsubscribe link in any marketing email or by contacting us at support@runhome.com. Operational communications (such as account notices and project updates) are not subject to opt-out.
9.4 Camera and Microphone Access
You may revoke camera and microphone permissions through your device settings. Doing so will limit core features of the Services.
9.5 Do Not Track
The Services do not currently respond to “Do Not Track” browser signals. You may control tracking through your browser cookie settings.
10. California Privacy Rights (CCPA/CPRA)
California residents have the following rights under the California Consumer Privacy Act and the California Privacy Rights Act:
- Right to Know the categories and specific pieces of personal information we have collected.
- Right to Delete your personal information.
- Right to Correct inaccurate personal information.
- Right to Opt-Out of Sale or Sharing. Runhome does not sell personal information, and no action is required.
- Right to Limit Use of Sensitive Personal Information. Home addresses, precise geolocation, and interior home photos may qualify as sensitive personal information under CPRA.
- Right to Non-Discrimination for exercising your privacy rights.
To exercise these rights, contact us at support@runhome.com. You may designate an authorized agent to make a request on your behalf. Categories of personal information we have collected in the past twelve (12) months are listed in Section 2 above.
11. Other State Privacy Rights
Residents of Connecticut, Delaware, Virginia, Texas, Oregon, Montana, Indiana, Iowa, Tennessee, Utah, and Florida may have additional rights under applicable state privacy laws. To exercise these rights, contact us at support@runhome.com.
12. Children’s Privacy
The Services are intended for users eighteen (18) years of age and older. We do not knowingly collect personal information from individuals under eighteen (18). If you believe a minor has provided us with personal information, please contact us at support@runhome.com so we can delete it.
13. Changes to This Privacy Policy
We may update this Privacy Policy periodically. Material changes will be indicated by posting the updated Policy with a new effective date, and by email where required by law. Your continued use of the Services after changes take effect constitutes your acceptance of the revised Policy.
